If you have ever typed your address into Zillow, received one number, and then heard a very different number from an agent, lender, or neighbor, you already know that "home value" can mean several different things.
A free home valuation, appraisal, broker price opinion, and automated online estimate can all put a number on a propertyābut they are created for different reasons and should not automatically be treated as interchangeable.
Here in Bloomington and across Monroe County, that distinction matters because our housing stock ranges from established neighborhood homes and condos to custom construction, acreage, Lake Monroe-area properties, and rural homes with very few direct comparable sales.
In this guide, I will explain what each type of valuation does, who typically uses it, and which one is most useful at different stages of the selling process.
Before You Ask Which Number Is āRight,ā Ask What Question That Number Was Built to Answer.
The same Bloomington home can reasonably have a CMA, an appraisal, a BPO, and an automated estimate that do not match exactly because each analysis serves a different purpose.
What Is a Free Home Valuation in Indiana?
A free home valuation is a real estate agent's analysis of what a property may reasonably sell for in the current market.
It is generally built around a comparative market analysis, or CMA, which compares the home with relevant properties that recently sold, are pending, or are currently competing for buyers.
The objective is not simply to produce the highest possible number. It is to understand where the property fits in the market and explain the evidence supporting that range.
I start with the strongest available recent comparable sales, typically looking first at the same neighborhood or immediate market before expanding outward when necessary.
Sold properties tell us what buyers already paid. Active and pending homes help show what today's buyer can choose instead.
Condition, updates, floor plan, finished space, lot, garage, curb appeal, views, privacy, renovations, and other characteristics can influence how useful a comparable sale really is.
Inventory, recent buyer activity, competing listings, days on market, and changes in supply or demand can influence the pricing strategy even when the house itself has not changed.
In my experience, the walkthrough is often where a broad estimate becomes much more useful.
Two houses can share the same street, square footage, bedroom count, and age while presenting very differently once we account for renovation quality, mechanical systems, finished lower-level space, lot, and condition.
How a Home Valuation Differs From an Appraisal, BPO, and Online Estimate
The biggest difference is not simply who creates the number.
It is why the number is being created in the first place.
Formal Opinion of Value
A real estate appraisal is a formal valuation assignment prepared by a qualified appraiser under applicable professional standards. In a typical financed home purchase, the buyer's lender generally orders an appraisal as part of underwriting to evaluate the property's value in relation to the loan.
Broker Price Opinion
A broker price opinion is a broker's or agent's professional opinion of a property's probable selling price. BPOs may be requested by banks, loan servicers, relocation companies, attorneys, government entities, or other parties who want real estate market analysis without commissioning a traditional appraisal.
Automated Starting Point
An online estimate such as a Zillow Zestimate is generated automatically from property characteristics, public information, market data, prior sales, MLS information where available, and other data inputs. It is useful for general context but is not an appraisal.
Seller-Focused Market Analysis
A CMA lets us deliberately select and evaluate the comparable homes, review the actual condition and features of your property, study current competition, and build a pricing strategy around today's buyer market.
On-Market and Off-Market Zestimates Perform Differently
Zillow currently publishes a nationwide median error rate of 7.21% for off-market homes and says accuracy varies by individual property and location depending on the quality and depth of available information.
Zillow's published accuracy statistics can change as its models and datasets change.
Free Home Valuation vs. Appraisal vs. BPO vs. Online Estimate
Here is the simplest way to see the differences side by side.
| Question | Free Home Valuation / CMA | Appraisal | BPO | Online Estimate |
|---|---|---|---|---|
| Who prepares it? | Real estate agent or broker | Qualified appraiser | Licensed real estate broker or agent, depending on assignment | Automated software model |
| Who is it mainly for? | Homeowner / seller | Lender, client, court, owner, or other intended user depending on assignment | Requesting client | Consumers researching home value |
| Main purpose | Market positioning and potential list price | Formal opinion of value for a defined purpose | Broker opinion of probable selling price | Quick automated estimate |
| Property walkthrough? | Recommended when precision matters | Depends on assignment, but commonly includes property observation | May be interior or exterior depending on assignment | No physical inspection by the model |
| Useful for setting a list price? | Yes | Can provide useful value evidence | Can provide useful pricing evidence | Starting reference only |
| Replaces lender appraisal? | No | Applicable appraisal assignment is used for lending | No | No |
Which Type of Home Valuation Should You Use, and When?
You usually do not need to choose one number and ignore every other source.
Each tool becomes useful at a different stage.
How Sellers Can Prepare for a Future Appraisal
If you accept a financed offer, the valuation work is not necessarily over.
The buyer's lender may order an appraisal, so I want the important property information organized before the appraiser arrives.
A strong list-price strategy should already be built from comparable transactions rather than an automated estimate or desired net.
Keep a concise list of significant updates with approximate dates, including the roof, HVAC, kitchen, baths, windows, additions, and other meaningful work.
Finished lower-level space, newer septic systems, extensive acreage improvements, outbuildings, generators, and other features may deserve supporting information.
The home should be reasonably clean and accessible so relevant rooms, systems, garages, buildings, and other features can be observed.
The available options depend on the purchase agreement, financing, and appraisal terms. Depending on the transaction, the parties may negotiate, the buyer may contribute additional funds, or a reconsideration of value may be requested when there is credible additional market evidence. The contract should guide the response rather than assuming there is one automatic solution.
Why Indiana Gives Us Useful Sale-Price Data
Indiana homeowners have access to more than automated estimate websites.
The Indiana Department of Local Government Finance provides a Sales Disclosure Form search that allows users to research recorded property transactions and sale prices submitted by Indiana counties.
That information can be useful background when researching comparable sales, although MLS data often provides additional details about the condition, marketing, concessions, property features, and circumstances surrounding a sale.
Knowing that a nearby home sold for $400,000 is useful. Knowing its square footage, condition, renovations, lot, garage, finished lower level, listing history, concessions, and how it compares with your home is what turns that sale into useful valuation evidence.
Why Bloomington and Monroe County Homes Can Be Harder to Estimate Online
Automated valuations generally benefit from having plenty of consistent property information and recent comparable transactions.
Some parts of Bloomington provide exactly that. Others do not.
Homes in areas such as Prospect Hill, Bryan Park, and the Near Eastside can vary substantially in age, renovation quality, floor plan, lot, additions, and overall condition.
Views, woods, privacy, topography, acreage, condition, documented access rights, and outdoor spaces can make nearby properties difficult to compare mechanically.
Usable acreage, wells, septic systems, outbuildings, road access, internet, terrain, and privacy create additional variables that may not be captured well by a broad neighborhood average.
Architecture, construction quality, renovation quality, finished lower levels, materials, views, and specialty features can create large differences between homes with similar recorded square footage.
Ellettsville, Bedford, Spencer, Springville, Solsberry, and other surrounding areas can have fewer directly comparable transactions, requiring more judgment when selecting sales.
Some properties near Indiana University may be evaluated by buyers partly on rental potential or income characteristics in addition to ordinary residential comparisons.
The county assessed value is used in the property-tax system. It should not automatically be treated as the amount a buyer will pay for the home. A market valuation looks at current buyer behavior and comparable transactions rather than simply adopting the tax assessment as the list price.
Frequently Asked Questions About Home Valuations in Indiana
What is the difference between a free home valuation and an appraisal in Indiana?
A free home valuation or CMA is a real estate agent's market analysis designed to help a homeowner understand likely market value and potential pricing strategy. An appraisal is a formal valuation assignment completed by a qualified appraiser for a defined purpose, such as mortgage lending or another use requiring an appraisal.
Is a broker price opinion the same as an appraisal?
No. A BPO is a real estate broker's or agent's opinion of probable selling price prepared for a client or requesting organization. It is not automatically interchangeable with an appraisal required for a mortgage transaction or another formal valuation purpose.
How accurate is the Zillow Zestimate for Indiana homes?
Zillow currently reports a nationwide median error rate of 7.21% for off-market homes and says accuracy varies by location and property depending on the available information. Zillow does not publish one universal Indiana accuracy percentage that should be applied to every home, so I would treat the Zestimate as a useful starting point rather than an exact list price.
Can a real estate agent give me an opinion of my home's value?
Yes. Real estate brokers routinely prepare comparative market analyses and broker price opinions as part of real estate services. That market analysis should not be represented to a consumer as the same thing as an appraisal prepared for a lender or another purpose requiring a licensed or certified appraiser.
Who usually pays for a home appraisal?
In a typical financed purchase, the appraisal is part of the buyer's lender process and the cost is commonly charged to the buyer as a loan or closing expense. The exact amount and payment process depend on the lender and transaction.
How long does a free home valuation take?
A preliminary review can often begin quickly once I have the property information. A complex acreage, custom, Lake Monroe-area, or unusual property may require additional comparable research or an in-person walkthrough before I am comfortable narrowing the value range.
Should I get an appraisal before listing my home?
Most sellers begin with a local CMA rather than ordering a formal appraisal. A pre-listing appraisal can be useful for certain unusual properties, estates, acreage, custom homes, or other situations where an additional independent opinion of value would help with planning.
Ready to Find Out What Your Home Is Worth?
Each valuation tool has a job.
An online estimate can give you a quick starting point. A BPO may answer a specific client's pricing question. An appraisal provides a formal opinion of value for its defined assignment.
When you are deciding whether to sell, however, the question is usually more practical:
What could buyers realistically pay for this property in today's market, and what evidence supports that number?
That is the question I want your home valuation to answer.
