Monroe County, Indiana — July 2026 (source: Indiana Association of REALTORS® Housing Hub, Monthly Market Report). Median sale price: $370,000, up 10% from June and up 9% year-over-year. Closed sales: 150 homes, down 19% month-over-month but up 5% from a year ago. New listings: 188, down 18% from June and down 11% year-over-year. Active inventory: 689 homes on market on an average day, up 9% year-over-year. Months of supply: 5.2, up 6% year-over-year. Median days from listing to pending contract: 45, up 10% year-over-year. Homes are selling for about 95.0% of list price on average. For buyers: inventory and months of supply are both higher than a year ago and new listings have slowed for two straight months, so there is more room to negotiate and less pressure to waive contingencies than in a tighter market. For sellers: prices are still up meaningfully year-over-year and well-priced homes are still closing close to list, but with supply above five months, an overpriced listing is more likely to sit than it would have a year or two ago.
