If you own a home in Sherwood Oaks or Renwick, you have probably wondered at some point:
What is my home actually worth in today's Bloomington market?
Maybe a neighbor recently sold. Maybe an online estimate changed. Or maybe you simply want to understand how much equity you have built without making any immediate plans to move.
Sherwood Oaks and Renwick are only a short drive apart in south and southeast Bloomington, but their recent sales show exactly why a citywide home-value estimate is not enough.
In this guide, I will walk through current Bloomington market conditions, the latest sales data we reviewed in both neighborhoods, what actually affects an individual home's value, and how we build a property-specific valuation instead of applying one neighborhood average to every house.
Your Bloomington ZIP Code Does Not Determine Your Home's Value. Your Comparable Market Does.
Recent Sherwood Oaks and Renwick sales occupy dramatically different price ranges. Even within each neighborhood, condition, property type, finished space, renovations, lot, and layout can move one home well away from the median.
Where Bloomington Home Values Stand Right Now
Citywide statistics are useful for understanding the direction of the broader market, but they are not a substitute for neighborhood-level analysis.
In fact, two major housing datasets currently show why homeowners should be careful about relying on one headline number.
Redfin reported a $319,848 median Bloomington sale price over the three months ending September 2026, down 4.5% from the comparable period one year earlier, with a median 73 days on market. Different datasets measure different things, which is another reason an individual property should not be valued from one citywide statistic.
Zillow also reported a median sale-to-list ratio of approximately 98.2% using August 2026 data, with 15.3% of transactions closing above list and 65% closing below list.
The takeaway is not that Bloomington values are universally rising or falling.
The takeaway is that buyers have choices, and the individual property and its competitive position matter.
Sherwood Oaks vs. Renwick: Why Neighborhood-Level Data Matters
Our recent MLS reviews of Sherwood Oaks and Renwick demonstrate how little a citywide median tells a homeowner in either neighborhood.
Sherwood Oaks
Renwick
Zillow's citywide typical Bloomington value is roughly $312,000. Our Sherwood Oaks sample had a $365,000 median, while the Renwick sample had a $636,950 median and included a seven-figure closing. None of those numbers automatically tells us what an individual home is worth. They tell us which market we need to study next.
What Drives Home Value in Sherwood Oaks?
Sherwood Oaks is an established south Bloomington neighborhood with mature landscaping, multiple home styles, Sherwood Oaks Park, and access to the Jackson Creek Trail.
Because many of the homes have been standing for decades, renovation and condition can create substantial differences between otherwise similar properties.
Condition and Finished Space Can Change the Comparison Quickly
A home with an updated kitchen, renovated bathrooms, newer mechanical systems, strong exterior condition, and meaningful finished lower-level space may compete in a different range from a similar-sized home that remains largely original.
Kitchen, bathroom, flooring, lighting, windows, and other updates can affect buyer expectations, but quality and consistency matter more than simply having a list of renovated items.
Above-grade and below-grade finished areas should be identified correctly. A large, functional finished basement can add substantial utility without being treated identically to above-grade square footage.
Roof, HVAC, water heater, windows, electrical, plumbing, and other major systems can affect how buyers compare two otherwise similar homes.
Landscaping, yard usability, privacy, patios, decks, garage capacity, and the relationship between the home and lot can influence marketability.
What Drives Home Value in Renwick?
Renwick requires a different valuation approach because the neighborhood itself contains several distinct property types and price segments.
Our current 2026 sample includes sales ranging through the upper hundreds of thousands and a standout $1,155,420 closing at 2616 E Nora Hill Drive.
Do Not Compare Every Renwick Property With Every Other Renwick Sale
A larger detached luxury residence, an attached home, and a villa-style property may share the Renwick name while appealing to different buyers and competing against different listings.
The comparable set should begin with homes offering a similar ownership experience rather than simply using every recent Renwick transaction.
Above-grade living area, finished lower-level space, bedroom and bathroom count, ceiling height, flow, garage capacity, and functionality all affect where a property competes.
Cabinetry, flooring, trim, appliances, outdoor living, mechanical systems, architectural detail, and overall construction quality can create meaningful differences at Renwick's higher price points.
Even newer or higher-end homes compete on maintenance, landscaping, cleanliness, condition, and presentation once buyers begin comparing several alternatives.
Why Your Neighbor's Price Per Square Foot Is Not Your Home Value
Price per square foot is useful as a comparison tool, but it becomes dangerous when it is turned into a formula.
Two homes can have similar recorded square footage and very different market values because of their condition, finished lower levels, lot, garage, architecture, renovations, floor plan, and location within the neighborhood.
The $441,500 sale at 3685 S Sowder Square illustrates the problem. Our MLS export reported 1,444 above-grade finished square feet, which produces a price of roughly $306 per above-grade square foot. Public listing information reported approximately 2,328 total finished square feet, producing a figure closer to $190 per total finished square foot. Same house. Same sale. Very different price-per-square-foot calculation.
That is why I use price per square foot as supporting evidenceānot as the entire valuation.
Why an Online Home Estimate Is Only the Starting Point
Automated estimates can be useful for getting quick context.
The limitation is that an algorithm does not physically walk through the property and compare the actual condition with competing homes.
Fast, Automated Reference
Uses available property data, public records, market activity, prior sales, and other inputs to estimate a value without physically inspecting the home.
Property-Specific Analysis
Lets us evaluate the actual renovation quality, condition, floor plan, finished space, lot, privacy, mechanical systems, and which recent properties are truly comparable.
Public and listing data can also be incomplete or describe finished space differently. That is especially important in neighborhoods with finished basements, additions, older homes, and decades of renovations.
How I Determine What a Sherwood Oaks or Renwick Home Is Worth
A useful valuation should show you the evidence, not just hand you a number.
Start With the Immediate Neighborhood
I begin with recent sales in Sherwood Oaks or Renwick and determine which properties actually resemble the subject home.
Separate the Right Property Type
Ranches, two-story homes, detached luxury properties, attached homes, and villas should not automatically be placed in one comparison set.
Evaluate the Differences
Condition, renovations, lot, garage, finished basement, floor plan, mechanical systems, exterior condition, outdoor living, and other differences determine which sales deserve the most weight.
Study Current Competition
Closed sales establish important historical benchmarks. Active and pending listings help show what today's buyer can choose instead.
Walk the Property
When precision matters, an in-person walkthrough helps identify renovation quality, maintenance, layout, natural light, privacy, exterior presentation, and other factors the data may not explain.
Build the Value Range and Strategy
I explain the likely range, what supports it, what could move the property toward the top or bottom, and how I would position the home if you decided to sell.
What Else Can Affect a Bloomington Home's Value?
The neighborhood is only the starting point.
Street position, traffic, adjoining uses, privacy, lot orientation, proximity to parks or trails, and the immediate surroundings can all affect how buyers compare properties.
School corporation and attendance-area information can be relevant to some buyers. Because boundaries can change, current assignments should always be verified directly with the applicable school corporation.
Bloomington's university, healthcare, life-science, and other employment bases contribute to housing demand, although the effect differs by neighborhood and price range.
Objective proximity to parks, trails, shopping, restaurants, recreation, downtown, and campus can help explain why buyers compare certain locations with one another.
A property's value does not change simply because the calendar changes, but the number and quality of competing listings can affect pricing strategy and negotiating leverage.
Cleaning, repairs, landscaping, staging, professional photography, and accurate pricing do not change the underlying house, but they can materially influence how well buyers understand and respond to it.

Frequently Asked Questions About Sherwood Oaks and Renwick Home Values
What is my home worth in Bloomington, Indiana?
It depends on the property's neighborhood, size, condition, updates, finished space, lot, property type, and the most relevant recent sales. Bloomington's citywide statistics provide useful context, but a property-specific CMA is a better way to determine where an individual home likely fits.
What is the average home value in Sherwood Oaks?
In our 17-sale 2026 Sherwood Oaks MLS sample, the median sale price was $365,000 and the average was $372,494. Eight of those 17 properties sold for $400,000 or more. Those statistics describe the sample, not the value of every Sherwood Oaks home.
What is the average home value in Renwick?
Our 18-sale 2026 Renwick MLS sample had a median sale price of $636,950 and an average of $669,679. The highest sale identified in that review was $1,155,420. Renwick contains multiple property types, so an individual home should be compared with the appropriate segment rather than applying that average automatically.
How accurate are online home-value estimates?
They can provide useful starting context, but accuracy varies by the property and available data. They do not physically inspect renovation quality, maintenance, layout, views, privacy, or the condition of the home, which is why I compare automated estimates with actual local sales.
Do home improvements increase my value before I sell?
Some can improve marketability or value, but the return depends on the property and comparable sales. Before completing a major renovation, I would first compare the home's current condition with recent sales and determine whether buyers appear to reward the proposed improvement.
Is now a good time to sell a Bloomington home?
The right time depends on your goals, equity, next move, property, and current competition. Bloomington currently gives buyers meaningful choices, which makes accurate pricing and strong presentation important. A valuation gives us the numbers needed to evaluate whether selling now makes sense for you.
How long does it take to sell a home in Bloomington?
Redfin reported a median 73 days on market over the three months ending September 2026, while Zillow reported about 71 days to pending in September. Individual homes can sell considerably faster or slower depending on price, property type, condition, location, and competition.
What is a comparative market analysis?
A comparative market analysis, or CMA, is a real estate agent's analysis of relevant sold, pending, and active properties used to estimate where a home fits in the current market. It is not the same as a formal appraisal.
Is a free home valuation really free?
Yes. My home valuation does not require you to list your property. We can review the relevant comparable sales, your home's features and condition, and the current competition so you have a realistic range whether you plan to sell soon or are simply tracking your equity.

Sherwood Oaks and Renwick make one thing very clear:
There is no single Bloomington home-value number.

Even the neighborhood median does not tell the whole story.
