Renwick Real Estate Market Update: A $1.15 Million Sale and What Homeowners Should Know in 2026
Renwick continues to stand out as one of Bloomington's established east-side residential neighborhoods, with a mix of higher-end detached homes, attached residences, and lower-maintenance housing options.
And in our 2026 MLS review, the neighborhood reached an important milestone:
2616 E Nora Hill Drive sold for $1,155,420, making it the highest-priced Renwick sale identified in our 2026 MLS review to date.
That seven-figure transaction is only part of the story. We analyzed 30 Renwick sales from our 2025 and 2026 MLS datasets to better understand where prices stand, how the upper end of the neighborhood is performing, and what recent activity may mean for current homeowners.
2616 E Nora Hill Drive
The closing provides an important new reference point for certain higher-end Renwick properties while also demonstrating why one exceptional sale should never be applied automatically to every home in the neighborhood.
Renwick's Biggest Sale in Our 2026 MLS Review
The sale of 2616 E Nora Hill Drive represents the upper end of the neighborhood's recent market activity.
While most Renwick sales remain below the seven-figure mark, this closing shows that buyers can move above $1 million for a property offering the right combination of size, architecture, condition, location, and overall appeal.
That does not mean surrounding homes should simply be priced relative to $1.15 million.
Lot characteristics, floor plan, square footage, finish quality, recent improvements, condition, location within Renwick, garage capacity, outdoor living space, and property type can all affect value.
What the closing does provide is another meaningful comparable transaction when evaluating certain higher-end Renwick properties.
Renwick Home Sales: 2026 by the Numbers
Our current comparison group includes 18 sold properties from the 2026 MLS series.
The median sale price is especially useful because it represents the midpoint of the sample and is less influenced by one unusually expensive transaction.
The average tells a slightly different story because the $1.15 million Nora Hill transaction pulls the number upward.
The Median and Average Answer Different Questions
This is exactly why homeowners should be careful about using one neighborhood average as a shortcut for an individual home's value.
The Renwick figures in this article come from our MLS datasets and are intended to describe the sales included in our review. They are not an appraisal and should not be interpreted to mean every Renwick property falls within the same value range.
Other Notable Renwick Home Sales
Nora Hill was not the only higher-priced transaction in the recent sample.
Several additional sales show the depth of activity above $700,000.
| Property | Sale Price |
|---|---|
| 2616 E Nora Hill Drive | $1,155,420 |
| 2032 S Hawksmoore Drive | $843,000 |
| 1917 S Renwick Boulevard | $810,000 |
| 1528 S Hathaway Court | $748,000 |
| 1600 S Hathaway Court | $730,000 |
| 1715 S Springhouse Drive | $715,000 |
| 1762 S Springhouse Drive | $700,000 |
These sales show that Renwick contains meaningful activity at several higher price points.
That does not mean every Renwick home competes in the same segment.
One of the most important characteristics of the neighborhood is its variety.
Size, architecture, finishes, lot, garage, outdoor living, and condition can push these homes into a distinct comparison set.
Shared structures, square footage, layout, location, condition, and association responsibilities can create a different buyer pool.
Buyers may place additional weight on layout, maintenance structure, association services, accessibility, and overall ease of ownership.
That is why a seven-figure detached residence should not automatically be used to value a smaller attached or villa-style property simply because both addresses are in Renwick.
Are Renwick Home Values Appreciating?
This is one of the questions homeowners ask most often.
To provide some context, we compared our 2025 and 2026 MLS sales samples.
The median sale price in the 2026 sample is approximately 3.1% below the 2025 sample.
Does that mean every Renwick home declined 3.1% in value? No.
Different properties sold in each period. A sample containing more large detached luxury homes can produce a very different median from one containing more attached residences, villas, or smaller homes.
Renovations, condition, lot, location, finished space, mechanical systems, and floor plan can also create meaningful differences between homes that otherwise share the same neighborhood.
To understand how much a specific Renwick property may have appreciated, I would review that home's previous purchase history, improvements, current condition, property type, and the most comparable recent sales. Neighborhood medians provide useful market context, but they do not measure the appreciation of an individual house.
How Does Renwick Compare With the Greater Bloomington Market?
Renwick's recent sales sample operates in a substantially higher price range than Monroe County's overall residential market.
According to Indiana REALTORSĀ®, Monroe County reported the following results for September 2026:
Those figures describe the entire county and should not be used as direct Renwick valuation benchmarks.
They do provide useful context about the market in which Renwick sellers are competing.
Monroe County inventory was higher year over year in September 2026. When buyers have more alternatives available, pricing, condition, photography, preparation, and the property's position against current competition become increasingly important. A well-positioned Renwick home can still attract serious interest, but sellers have less reason to assume buyers will overlook an aggressive price simply because inventory in the neighborhood itself is limited.
What Does This Mean for Renwick Homeowners?
If you currently own a property in Renwick, I would focus on four things before deciding what your home may be worth.
Use the Right Property Type
A larger luxury residence should generally be compared with similar detached homes rather than a smaller villa or attached property simply because all three are located in Renwick.
Use Price Per Square Foot Carefully
The 2026 sample median was roughly $266 per square foot, but that is a starting referenceānot a valuation formula. Finished lower levels, above-grade space, architecture, lot, condition, and functionality should all be evaluated separately.
Account for Updates, Condition, and Function
Kitchens, bathrooms, mechanical systems, flooring, windows, outdoor living areas, garage capacity, layout, and overall maintenance can materially influence how buyers compare two similar Renwick homes.
Study Today's Competition Before Listing
Closed sales help establish historical benchmarks, but active and pending listings show what buyers can choose from when your property enters the market. Both belong in the pricing strategy.
The $1,155,420 Nora Hill sale is meaningful because it expands the evidence available at Renwick's upper end.
It is not a reason to apply one broad premium to every home in the neighborhood.

Thinking About Selling Your Renwick Home?
The latest Renwick market activity gives homeowners plenty to pay attention to.
A seven-figure closing has established a meaningful new reference point at the upper end of our 2026 MLS sample. At the same time, 8 of the 18 sales reviewed closed for at least $700,000.
But the biggest lesson is not simply that Renwick prices are high.
The biggest lesson is that Renwick homes need to be valued individually.
Property type, location within the neighborhood, condition, renovations, finished living space, lot, garage, architecture, outdoor areas, and current competing listings can all change the number.
The $1.15 Million Sale Changed the Comp Set. What Does It Mean for Your Home?
We will compare your Renwick property with the recent sales that actually resemble it, account for condition, updates, property type, finished living space, lot, layout, and today's competition, and show you how we would position the home in the current Bloomington market.
