Sherwood Oaks Home Prices in 2026: The $365,000 Median Doesn’t Tell the Whole Story

Sherwood Oaks Market Report
October 2026 | By Duke Conrad, Duke Conrad Realty

How can homes in the same Bloomington neighborhood sell for $300,000 and $441,500 while the median sale price sits at just $365,000?

That is exactly what makes the latest Sherwood Oaks real estate market so interesting.

Sherwood Oaks is one of Bloomington's established south-side neighborhoods, with mature trees, a variety of home styles, Sherwood Oaks Park, and access to the Jackson Creek Trail.

We recently reviewed completed single-family sales from our Sherwood Oaks MLS dataset, including 17 sales from the 2026 MLS series, to better understand what buyers are paying and what those transactions may mean for current homeowners.

The Big Takeaway

The $365,000 Median Is Useful—but It Does Not Describe Every Sherwood Oaks Home.

Nearly half of the 17 sales in our 2026 MLS sample closed for $400,000 or more, while seven closed below $350,000. The neighborhood contains multiple price segments, and understanding which one your home actually competes in is more useful than relying on the median alone.

Sherwood Oaks Real Estate Market: 2026 at a Glance

$365,000 Median sale price
$372,494 Average sale price
$224.68 Median price per square foot
$441,500 Highest sale in the 2026 MLS sample

The $365,000 median provides a useful starting point, but it does not tell the complete story about Sherwood Oaks' upper-end sales or the differences between individual properties.

In fact, 8 of the 17 sales in our 2026 sample closed for $400,000 or more.

That is nearly 47% of the properties reviewed.

About This Data

The Sherwood Oaks figures in this report come from our MLS dataset and are intended to illustrate recent neighborhood sales activity. They should not be interpreted as an appraisal or as evidence that every home in the neighborhood will fall within the same range.

A $441,500 Sale Leads Sherwood Oaks' 2026 Market

Highest Sale in Our 2026 MLS Sample
$441,500

3685 S Sowder Square

This four-bedroom, three-bathroom home closed on August 21, 2026 and represents the highest-priced Sherwood Oaks transaction in our current 2026 MLS sample.

The transaction also provides a useful lesson about how real estate data should be interpreted.

Our MLS export reports 1,444 above-grade finished square feet. Public listing information reports approximately 2,328 total finished square feet. Those two measurements produce very different price-per-square-foot figures.

Above-Grade Measurement ≈ $306 / sq. ft.

Based on the 1,444 above-grade finished square feet reported in our MLS export.

Total Finished-Space Measurement ≈ $190 / sq. ft.

Based on approximately 2,328 total finished square feet reported in public listing information.

That is a significant difference for the same home and the same transaction.

When evaluating Sherwood Oaks homes with finished lower levels, it is important to understand which square-footage measurement is being used. Above-grade and below-grade finished space should not simply be treated as interchangeable.

This is also one reason automated estimates and neighborhood-wide price-per-square-foot averages may miss important property differences.

Recent Sherwood Oaks Home Sales

The $441,500 closing was not the only transaction above $400,000 in our recent sample.

Several of the higher sales help show just how wide the neighborhood's pricing range can be.

Property Sold Price
3685 S Sowder Square $441,500
1060 E Jennifer Drive $429,900
3855 S Bainbridge Drive $429,000
1419 E Elliston Drive $425,000
1325 E Elliston Drive $410,000
714 E Allendale Drive $410,000
3832 S Laura Way $408,000

These transactions reveal an important characteristic of Sherwood Oaks: homes within the same general neighborhood can compete in very different price ranges.

A smaller ranch, a larger multi-level home, a property with extensive renovations, and a home with significant finished lower-level space may attract buyers for different reasons even when the addresses are only a few streets apart.

Condition, functionality, updates, lot characteristics, garage capacity, floor plan, and finished living space can all influence how buyers compare one Sherwood Oaks property with another.

Something Interesting Is Happening With Sherwood Oaks Home Prices

When we divide the 17 sales in our 2026 MLS sample into price groups, the distribution becomes especially interesting.

2026 Sale-Price Distribution
$400K+
8
$350K–$399,999
2
Under $350K
7

Nearly half of the sales exceeded $400,000, while seven occurred below $350,000.

Only two sales landed between those ranges.

This is a relatively small sample, so I would not label Sherwood Oaks a permanently “split market” based on one year's sales. What the data does show is that property-specific characteristics matter considerably.

What This Means for Homeowners

A substantially updated property with a strong layout, meaningful finished living space, and well-maintained systems may compete against a different group of homes than a similar-aged property needing significant improvement. That does not mean every renovated Sherwood Oaks home is worth $400,000 or more. It means selecting the right comparable sales is essential.

Are Sherwood Oaks Home Values Appreciating?

This is one of the most common questions homeowners ask, but neighborhood medians alone cannot tell us how much an individual home has appreciated.

We compared two groups from our Sherwood Oaks MLS dataset:

2026 MLS Series
Homes sold in sample 17
Median sale price $365,000
Median price / sq. ft. $224.68

At first glance, the two groups look remarkably similar. The median sale price changed by only about -0.3%.

Does that mean every Sherwood Oaks home lost value? No.

The homes sold in each period were not identical. Differences in size, finished lower levels, renovations, mechanical systems, lot, condition, and floor plan can substantially change the mix of properties included in a neighborhood median.

Imagine two nearby homes where one has a renovated kitchen, updated baths, newer mechanical systems, and substantial finished lower-level space while the other requires significant updating. Their values can move differently even though they share the same neighborhood.

To understand how much a particular Sherwood Oaks home may have appreciated, I would study that property's history, improvements, current condition, and the comparable sales that actually resemble it.

What Makes Sherwood Oaks Special?

Beyond the sales data, Sherwood Oaks offers something that can be difficult to duplicate in a brand-new development: an established neighborhood setting with mature landscaping and a variety of home styles.

Many homes in the area date to the 1970s and 1980s, which also helps explain why condition can vary substantially from one property to the next.

Neighborhood Landmark

Sherwood Oaks Park Celebrated 50 Years in 2026

The neighborhood park reached its 50th anniversary in July 2026. Located along East Elliston Drive, it gives nearby residents direct access to recreation and the Jackson Creek Trail.

Playground
Jackson Creek Trail
Tennis courts
Basketball court
Picnic shelter

The neighborhood's variety is part of its appeal, but it is also exactly why property-specific valuation matters. Age alone does not tell us whether a home has remained largely original or received substantial improvements over several decades.

How Is the Greater Bloomington Housing Market Performing?

Sherwood Oaks has its own pricing patterns, but broader Monroe County conditions influence buyer expectations and competition.

According to Indiana REALTORS®, Monroe County reported the following results for September 2026:

Monroe County — September 2026
$335K Median sale price
121 Closed sales
73 Median days listing to pending
5.4 Months of inventory

These are countywide figures, not Sherwood Oaks statistics, so they should be used as market context rather than neighborhood-specific valuation data.

With more inventory available, buyers have more opportunities to compare homes before making a decision.

For sellers, that makes thoughtful pricing and presentation especially important. A property that is positioned appropriately against its actual competition may create stronger interest than one that enters the market above what comparable properties support.

What Should Sherwood Oaks Homeowners Consider Before Selling?

If you are considering selling a Sherwood Oaks home, I would focus on five things before choosing a list price.

1

Choose Comparable Properties Carefully

Recent sales should reflect your home's size, condition, layout, finished living space, and relevant property characteristics—not simply share the Sherwood Oaks neighborhood name.

2

Understand the Finished Living Area

Above-grade finished square footage and finished lower-level space should be identified and evaluated appropriately rather than combined blindly into one price-per-square-foot calculation.

3

Account for Improvements and Condition

Kitchens, bathrooms, roofing, HVAC, flooring, windows, exterior condition, mechanical systems, and overall maintenance can influence how buyers compare otherwise similar homes.

4

Identify Your Home's Individual Advantages

Lot, outdoor living, privacy, garage capacity, floor plan, bedrooms, finished lower-level space, and other functional differences can influence marketability.

5

Study Today's Competition

Closed sales establish important pricing benchmarks, while active and pending listings help us understand what a buyer can choose instead when your home enters the market.

The goal is not necessarily to choose the highest imaginable list price.

It is to position the home so qualified buyers can understand its value relative to the properties they are comparing it against.

Thinking About Selling Your Sherwood Oaks Home?

If there is one takeaway from the recent Sherwood Oaks sales data, it is this:

Your home is not simply the neighborhood average.

With properties in our recent dataset selling anywhere from roughly $300,000 to more than $440,000, the differences between individual homes matter.

We believe homeowners deserve more than a neighborhood median or an automated estimate. A useful valuation should show which recent sales actually resemble your property, where your home differs, what buyers are comparing it against today, and how those details affect the pricing strategy.
